Project scope
Full architectural design services for a 450 sqm residential property, from concept through to construction documentation and project administration. The site presents opportunities for natural light, cross-ventilation, and a strong connection between indoor and outdoor living.
Key objectives
A home that balances openness with privacy, responds to the landscape, and delivers spatial quality that improves daily life. Energy performance, material longevity, and a considered relationship with the street and neighbours are all priorities.
Context
The site sits within a heritage overlay zone with specific setback and height requirements. Council approval will require a detailed planning application with shadow diagrams and neighbourhood impact assessment. We have factored this into the timeline.

RESIDENTIAL
Modern Residence
A 380 sqm family home on a sloping mountain site. Rammed earth, blackbutt timber, and floor-to-ceiling glazing framing mountains views. Completed 2024.



RENOVATION
Coastal Renovation
A sensitive renovation and extension of a 1920s facing the ocean. Council approved in 8 weeks.



MULTI-RESIDENTIAL
Urban Townhouses
A trio of three-storey townhouses on a narrow inner-city lot. Cross-ventilation, private courtyards, and shared landscaping. Winner of a state architecture award for housing, 2023.



DELIVERY SCHEDULE
From concept
to completion
A phased engagement with clear milestones and review points at the end of each stage. Dates adjust from project start. Each phase requires your sign-off before we proceed to the next.
Schematic Design
Site analysis, spatial planning, and initial design concepts. We present two to three options exploring different approaches to the brief. You select a direction and we refine it into a preferred scheme. Deliverables: concept plans, massing model, initial material palette.
Design Developmen
The preferred scheme is developed in full detail. Floor plans, sections, elevations, and 3D visualisations are produced for your review. Material selections are confirmed and preliminary engineering coordination begins. Deliverables: developed drawings, 3D renders, material schedule.
Planning Approval
Preparation and lodgement of the planning application with all required documentation including shadow diagrams, landscape plans, and neighbourhood impact assessment. We manage the council process and respond to any requests for further information. Deliverables: planning drawings, application documents, council liaison.
Construction Documentation
Full technical drawings and specifications for construction tender. Coordination with structural, mechanical, and electrical engineers. Every detail documented to reduce ambiguity on site and protect your budget during construction. Deliverables: construction drawings, specifications, schedules.
Tender and Procurement
We prepare the tender package, manage the builder selection process, and assist with contract review. Tender submissions are evaluated on price, methodology, and track record. We recommend a preferred builder and negotiate on your behalf. Deliverables: tender documents, builder comparison report, contract advice.
Contract Administration
Regular site visits, progress assessments, and quality reviews throughout construction. We review shop drawings, approve material samples, and manage variations. Fortnightly site meetings ensure the project stays on track and on budget through to practical completion. Deliverables: site reports, variation assessments, practical completion inspection.
FEE PROPOSAL
Pricing breakdown
Our fees are structured by project phase so you can see exactly what each stage costs. All fees are fixed and inclusive of standard revisions.
Core deliverables
Development of a comprehensive visual system, including primary and secondary logo marks, custom color palettes, and typography. Includes the creation of high-resolution source files for digital and print use.
Core architectural services
Complete architectural design and delivery from initial concept through to construction completion. Includes site analysis, schematic design, design development, planning approval, full construction documentation, builder procurement, and on-site contract administration. All drawings, specifications, and project documentation included.
Schematic Design
Site analysis, concept options, spatial planning, and preferred scheme development. Includes two design presentations.
Design Development
Detailed plans, sections, elevations, 3D renders, material selections, and preliminary engineering coordination.
Planning Approval
Preparation of planning application, shadow diagrams, landscape plans, neighbourhood impact assessment, and council liaison.
Construction Documentation
Full working drawings, specifications, and schedules for construction tender. Coordination with all engineering consultants.
Tender and Procurement
Tender package preparation, builder evaluation, contract review, and negotiation support.
Contract Administration
Fortnightly site visits, progress assessments, variation management, and practical completion inspection throughout construction.
Additional services (add-ons)
Allow clients to select value-added services and see the price update in real-time. This removes the friction of manual upselling and increases deal size transparency and easily maximize your revenue.

Interior Design Package
Full interior specification including furniture selection, lighting design, joinery detailing, and finish schedules. Mood boards and sourcing included.
Landscape Design
Integrated landscape design by our in-house team. Planting schedule, hardscape specification, irrigation, and outdoor lighting plan.
3D Walkthrough Video
A cinematic 90-second animated walkthrough of the completed design. Useful for visualising the space before construction and sharing with family or stakeholders.
Sustainability Certification
Energy modelling and documentation to achieve a recognised sustainability rating. Includes thermal performance assessment and material lifecycle analysis.
Investment summary
This total section calculates the sum of all pricing sections and groups within this pricing block. You can add a tax rate and a discount to the total.
APPROVAL
Next steps
By approving, you confirm the scope of work, fee breakdown, selected optional services, and the project timeline outlined in this proposal. A formal letter of engagement and invoice for Phase 1 will follow within 48 hours.
Terms & Conditions: Fees are invoiced at the start of each phase. Payment is due within 14 days of invoice. The engagement may be paused or terminated at the end of any completed phase with 14 days written notice. All design work and intellectual property remains with the studio until fees are paid in full. Consultant fees (structural, mechanical, electrical engineering) are not included in this proposal and will be quoted separately with your approval.
